“Funk It absolutely crushed the design and renovation of Miramar Magic. From start to finish, the communication, professionalism, timelines, and attention to detail were flawless. They delivered exactly what they promised and completely transformed the space into something special. Highly recommend to anyone looking for a team that truly knows what they’re doing.”

“My husband and I used Funkit for our first STR and are already in the process of working with them again for our second!!

The team is so thorough, so helpful, and truly so good at what they do. Our first property has been so successful (performing on top 5%) and we think this is largely due to the Funkit designs. Guests comment on how much they love the designs often and I think overall it has lead to more clicks which leads to more bookings.

We recommend them to anyone and everyone looking to get into or already in the STR space. Soooo worth the investment!!!”

Same market, same size — the design is the variable. Hill Gem holds a higher nightly rate and still fills more of the calendar than the average Gatlinburg listing.

A high-rate submarket with supply climbing fast. Banana Beach House wins on both levers at once — more nights booked, at a higher nightly rate than the average listing around it.

The Detail

The answers, in full.

01 How much does your design service cost? 65% ▾

A flat design fee based on square footage — the rate slides down as the property gets bigger. Most projects land between $5 and $7 per square foot, with a range of $4 to $10 depending on size, so the majority of design fees fall between $10,000 and $16,000.

Project minimum is $7,000, roughly 700–800 sq ft. Exterior-only design is a flat $4,000 and covers up to half an acre of usable outdoor space.

02 Beyond your fee, what will I spend on furniture and supplies? 41% ▾

Budget around $18–25 per square foot to equip a property from scratch — roughly $45,000–$62,500 on a 2,500 sq ft home. That covers essentially every material and product that goes in the house: paint and wallpaper, lighting, furniture, art, games, electronics, linens, towels, dishes, pots and pans, down to the first aid kit. Nothing you need should be off the shopping sheet.

This is materials only. It does not include the labor to install them — painters, wallpaper hangers, builders and stagers are quoted separately — or major amenities like a pool, hot tub, sauna or pickleball court, which are priced once the research shows which ones return. If you own furniture worth keeping, we design around it and your materials budget drops.

03 What exactly do I get for the design fee? 36% ▾

Three things: 3D exterior renderings built to scale from a scan of your actual space, plus full interior design images; a shopping sheet itemizing every product with direct purchase links at our negotiated pricing and no markup; and an installation guide specified down to the square inch — where each piece goes, how high art hangs, which wall gets which paint. Any competent local contractor can execute from it.

Also included at no extra cost: the 3D scan (yours to keep), a full market and property data report, a design concept call with our lead designer, a photography cheat sheet, 30 days of post-design support, and we write your Airbnb listing once you're set up.

04 Do you install everything, or do I hire someone? 33% ▾

Both options exist, and about 80% of clients choose the first. Virtual design: we hand you the complete package and you hire a local contractor or handyman. The work is deliberately straightforward — painting, wallpaper, light fixtures, hanging TVs, assembling furniture, no structural work — and it's the most cost-effective route by a wide margin.

White glove: a Funkit project manager orders everything on one invoice, receives deliveries, and hires and supervises the local trades throughout install. A PM is on site for the final 3 days for photo day and close-out. $21,000 on top of the design fee, on full interior-plus-exterior projects.

The difference is who holds the trade contracts. On virtual design, you contract and pay every trade directly — Funkit is not part of that transaction. On white glove, install-stage trades are contracted and billed through Funkit at our published rates, which include our fee for procuring, scheduling and supervising that work.

Either way, plan for trade labor on top of the design fee. Rough budget: ~$15,000 small property, ~$25,000 at 2,500–3,000 sq ft, $35,000–$40,000 at 3,500–4,000 sq ft. It varies a lot by region.

05 How long does it take, and how soon can you start? 32% ▾

The design takes three weeks from your start date. We begin new projects every Monday and are typically booked one to three weeks out. After delivery, budget four to five weeks to order and install — so seven to eight weeks from kickoff to guest-ready.

You don't need to take the property offline during design; the only thing that touches it is a one-hour 3D scan, which fits between check-outs. Block two to four weeks for the install itself. August through December is our busiest stretch as investors push to be running before year end; Q1 and Q2 are lighter.

06 What's the deposit and how do payments work? 31% ▾

Three payments: 50% to sign and reserve your slot on the design calendar, 25% once we've aligned on direction and work is underway, 25% on delivery after revisions, when you're satisfied.

ACH or wire has no fee; credit card carries a 3% processing fee. We don't offer financing. Your deposit is refundable if something falls through on the purchase and we haven't started designing — no documentation needed. Once work has begun we'd deduct costs already incurred. That's why most clients deposit as soon as they have an accepted offer: it holds the slot without real risk.

07 How much more revenue will this actually generate? 27% ▾

We target a 30% to 50% increase in gross revenue over what a property was previously doing, and aim to place properties in the top 5% of their market. But we don't lead with an average — we run your numbers.

Before any design work, a dedicated analyst builds a report on your property: comps within five miles filtered to your bedroom count, who travels to your area and why, optimal sleep count, and which amenities return highest, with projected payback on each. That report is what the design is built from — and what stops you overspending. It's entirely possible to over-design for a market, and a 10-year payback on an amenity is a bad outcome we'd rather help you avoid.

We're designers, not investment advisors. We won't tell you whether to buy a property; once it's yours, we'll maximize it.

08 Do you design the outdoor space, and what do amenities cost? 25% ▾

Yes — exterior is core, and outdoor space is one of the biggest revenue levers on most properties. We cover up to half an acre of usable guest space, identified from the 3D scan. On a full interior project exterior is a small uplift; standalone exterior design is a flat $4,000. A typical exterior budget is $20,000 to $30,000 — usually two amenities at $5,000–$10,000 each plus furnishing and lighting. A pool changes that picture entirely.

Pickleball court$20–30k
In-ground pool$60–80k
Sauna$4–8k
Cold plunge$4–6k
Mini golf (6 holes)$6–10k
Fire pit with seating$3–5k

We only recommend an amenity once the data shows it will pay for itself in your market.

09 Do you handle photography and the Airbnb listing? 18% ▾

We build your listing — included in the design fee on both service levels. Once the property is set up and photographed we write the title and description, order the photos correctly, and help set pricing. If you already have a listing with good reviews we relaunch that one so you keep your review history.

We don't shoot the photos. You hire a local real estate photographer and we give them a Funkit photography cheat sheet so they know exactly what to capture. On white glove projects your project manager arranges the photographer directly.

Why we own the listing: you can spend $60,000 building a top-tier property and still undersell it with a badly ordered photo set or the wrong pricing. There's no room for error at that stage.

10 Have you done work in my market, and can I see examples? 13% ▾

We work across the entire US and Canada. We started in Austin and now do as many projects outside Texas as inside — Scottsdale, the Smoky Mountains, South Florida, Nashville, Park City, the Poconos and plenty more, at 8 to 15 projects a month.

There's a good chance we haven't done your exact market yet, and that's not a drawback. Every design is one-of-one, built from research on your area — we never reuse a template. A design that works in the Smokies would fail in Scottsdale.

You can see our work on our website and Instagram, including case studies with real revenue numbers. And if you're seriously considering us, we're happy to connect you directly with past clients so you hear how it went from them rather than from us.
